- Interest-only loan programs. If you are just starting out in the profession, and your income is destined to rise, you may benefit from an interest-only loan. You can qualify for a larger loan amount and have a lower payment in the first years of the loan, allowing you to buy a house that fits your future income.
- Zero-down loan programs. If you are just starting out in the profession, your years of training probably did not give you much opportunity to save for the 5% downpayment required for most conventional loan programs. Zero-down loan programs allow you to achieve home ownership sooner and earn a higher return on your savings by building up equity in a home.
- Stated income loan programs. Physicians who derive their income from a combination of private practice, teaching, research grants, and other sources, may find it difficult or overly burdensome to provide the income documentation normally required for "full-doc" loan programs. As a physician, your good credit, income, and professional status may be sufficient to qualify for loan programs that do not require income verification.
